Ranking all six ZIP codes across the territory on median days to pending for the twelve weeks ending August 30, 2026.

Here's a question worth asking before you list or make an offer: how does your market actually rank for speed, not by feel, but by what the MLS sold data shows? Rank every ZIP in the territory by median days to pending, and the spread tells you more than any single number could.

Augusta comes in fastest. In one of its two ZIPs, homes reached pending status in a median of 55 days over the twelve weeks ending August 30, 2026. That's the quickest pace anywhere in the territory this period.

Grovetown sits at the other end. Homes there took a median of about 81 days to reach pending over the same window. That's the slowest mark in the ranking.

The middle of the pack tells its own story. Evans came in at 73 days to pending.

North Augusta split down the middle. One of its two ZIPs moved at about 57 days.

The other North Augusta ZIP ran slower, at roughly 67 days.

Augusta's second ZIP landed at about 63 days, in between the rest of the field.

Why does this matter if you're buying or selling? Where pending happens fastest, sellers are seeing offers come together quickly, which for a buyer means less time to deliberate before a good listing is gone. Where it's slower, buyers get more room to think, and sellers should expect a longer runway between listing day and a signed contract.

For the territory as a whole, the median days on market across all sales came in at 70 days for the twelve weeks ending August 30, 2026. That number sits close to the middle of our six-ZIP ranking, a reminder that "the market" here isn't one market. It's six of them, moving at six different speeds.

If you're weighing a listing date or a home search timeline, the specific market you're looking at matters more than any territory-wide headline. Two homes in this territory can be playing by very different clocks right now, even though they sit in the same buy box.

What I'll be watching next period is whether the slowest markets hold their pace or start to close the gap with the rest of the territory. A market moving that much slower than its neighbors usually corrects one way or the other, and I'll have the next numbers as soon as they're in.
